Tips for Taking Photos:

  1. You can include up to 8 photos for your online listing. The 5 main photos we recommend are:
    • Front of house
    • Backyard
    • Living room
    • Kitchen
    • Dining Room
    Also include photos of additional living areas (such as a den, family room, four season porch), or special selling points (a large master bath with whirlpool, an overhead view from loft, a deck or porch, interior shot of a large garage or workshop, patio area, etc.)

  2. Only include photos that will help sell your house! It’s better to have only 3 or 4 good photos than to include photos that make rooms look small, show unsightly messes/unattractive aspects of your home, or irrelevant parts of your home such as a corner, hallway, or closet (unless they have very special features).
    leave out photos of:
    • Hallways.
    • Small rooms, especially bedrooms. They’ll only look smaller on film.
    • Any messy rooms.
    • Bathrooms. (Especially small bathrooms, unless they have extra special features.)
    • 3 or 4 different angles of the same room.
    • Just a fireplace/hot tub/built in shelves/etc. Take a picture that shows the object in the entire room.

  3. When taking your photographs:
    • Turn the date off. The date is not only distracting in the corner of photos, but buyers may take note of the date and worry if your house has been on the market for a while.
    • Turn on all the lights and open all the blinds. Brighter rooms look bigger and more attractive.
    • Stand in a corner or as far back as possible so that you can get the absolute widest shot of the room. (Ex. Stand in the kitchen when you’re taking the photo if it will give you a larger view of the living room. If you want to include a picture of your fireplace, include a picture that shows the whole room, not just the fireplace.)
    • Always include as many windows in the photo as possible! If you’re not sure what angle of the room to show, take the photo that shows the most windows.
    • If you’re near a lake (within a few blocks), include a picture of the lake! Property near lakes/rivers/etc. is in very high demand! If you’re trying to decide between a photo of a room or a nearby or lake, always choose the photo of the lake.
